             The duration of the stay:

The client may in no circumstances invoke any right to occupancy of the guesthouse outside of the reserved duration of the stay and the dates mentioned above.

Arrival and departure:  The client has to be present on the scheduled day between 4pm and 6 pm. If you are to be late or your arrival has been extended you have to notify the owner beforehand. If this has not happened, the owner can make the room available again after 7 pm without the possibility of refund. On the day of the departure the client has to leave the residence before 10 am. There is no possibility of reduction, even with a late arrival or an early leave.

Rules of procedure:  The client has to respect the quiet character of the guest house. He will not do anything to disturb the peace and quiet of other residents. The client will receives the rooms in an impeccable condition and has to return those in the same condition. You are also not allowed to smoke inside the guesthouse

Liability:    The public limited liability company DEHEM cannot be held responsible for any theft, damage or loss of personal items, except in cases of obvious negligence on our part. Any damage to property of the owner must immediately be reported to the owner. The full recovery and all additional costs, including court costs because of the damage are charged to the client. In case of damage or theft the owner reserves the rights to institute legal proceedings.

The use of wifi/wireless:    The use of wifi by the client is fully under his own responsibility. The client must abstain from any unlawful, fraudulent, improper or excessive use of this service and will be under supervision being minors because of the dangers of the internet. The user shall be liable for any direct or indirect disadvantage through the use of wifi. The public limited liability company DEHEM is relieved of any liability in case the wifi feature cannot be used and reserves the right to interrupt the access to wifi at any time, this without the client being able to claim any compensation.

Capacity:   The present contract is allowed for a fixed number of people. If the number of clients exceeds the fixed number, the owner can refuse additional customers. If because of this, more people leave than the additional amount, there is no guarantee of reimbursement.

Animals:   In the interest of hygiene and the rest of guests, no pets are allowed in the guest house. If the client does not respect this condition, the owner can refuse his entry and cancel the agreement at the expense of the client, without being entitled to any refund.

Payment: The reservation must be confirmed by the credit of a deposit of 30% of the Total price. The payment is to be settled 14 days before the stay by transfer to the bank account of the public limited liability company DEHEM. The client who has not paid the amount on the agreed upon date, will know 14 days before the date of arrival, that his stay has been cancelled. When paying by bank transfer the costs and taxes are for the sponsor, except for the IBAN transfers within the framework of the European community. The invoice is delivered to the client upon his arrival.

Cancellation:  Cancellation by the client: Every cancellation has to be done by email to the owner. The cancellation is only valid if confirmed in writing by the public limited liability company DEHEM. If the cancellation is made, 2 months before the start of the stay the full deposit will be refunded. Between 2 months and 1 week before the start of the stay, the deposit of 30 % of the total price will be obtained by the owner, but if the cancellation is made 1 week or less before the stay, the full payment is acquired by the owner.

Cancellation by the owner: in case the owner had to cancel your stay, all the amounts will be refunded by bank transfer of the IBAN account number that the client has given. The client cannot require any other form of compensation.

Competent court and choice of the applicable law: in both cases we offer the possibility to settle disputes in a amicable way. If no amicable settlement is reached any dispute that arises as a result or in connection with this reservation will be judged exclusively by the courts in YPRES and by application of the Belgian law.
